We’re often asked why we work during the holidays and why so many auctions in such a short period of time. The answer is quite simple: pin-point marketing to the right prospects when they’re available and highly motivated.
We just completed a hectic schedule that began with an auction selling waterfront property in the Sledd Creek area (in Gilbertsville, KY) on the Saturday of Memorial Day Weekend. The second auction was on Memorial Day, selling waterfront property on Jonathan Creek (in Benton, KY), and the third was Tuesday, selling a restaurant in Draffenville, KY. Those three auctions for those three days totaled $1,053,000. We worked to attract new prospects, as well as to draw investors that have followed us for years in the Kentucky Lake and Lake Barkley areas. They are more likely to travel to the lake area (bringing family in tow) if we have multiple auctions. And of course the tourists that are in the area for the holiday are an added bonus. All this, along with drawing locals that have dreamed of having or owning a waterfront home, plus developers, speculators, and investors looking to buy a money-maker – whether for the lucrative rental market or the high rate of return that waterfront properties garner.
This has been our recipe for success for years: conducting auctions on the holidays – or precisely when necessary – to be successful. The restaurant auction on Tuesday (the day after Memorial Day) was an added bonus. Our thoughts were that we would garner a lot of attention and draw serious contenders from all over the area – we did just that – selling for just over $456,000; this property had previously been on the market for $375,000. And what a bargain! A nearly fully-equipped restaurant that was only in need of a new owner! Then on Thursday, we sold four properties in McCracken County. Three of the four properties belonged to one estate. We sold two homes and two mini-farms – all at bargain prices!
