GARAGE Triplex – 3 Businesses, +1 Building
on a downtown city lot. That’s the way it started
in 1897 – Pretty easy to describe. The business
level started out as 2 store fronts. The late
Curtis & Mary Hays started Central Photo in
1959 – at this location – shortly he purchased
the building and opened a middle wall walk
thru with 2 large show room (plus workshops,
dark room, breakroom and 2 restrooms. Plus,
storage and warehouse). The upstairs with its own front entry was apparently designed as a 9 room boarding
house/hotel with an upstairs office, 2 full baths with clawfoot tubs (a boiler room nearby). The young patrons would
tread up a majestic 22 step hardwood staircase with railings and banisters onto a ±44x8.5 Ft. hallway (with a large
skylight) to the nearby office. They chose from 1 to 2 room adjoining suites. 4 with their own sinks (2 are corner
sinks.) 2 had ±4x5 Ft. skylights, 2 had direct access to a full bath, others by the hallway. All rooms have 1 large
transom (16 transoms total) plus ±7 Ft. tall x 3 ft. wide 5 panel solid hardwood doors with original trim. Each had
screen doors that could be quickly attached for summer ventilation. Tall windows with hardwood trim throughout
with leaded glass front windows. The main floor still today with 2 store fronts has tube lite style entry doors and
large display windows. The ±12 Ft. ceilings still has its original tin ceiling tile. This level was rewired or upgraded
with new breaker system in 2001. There are two wide steel back exit warehouse doors, each side with access to
the back parking lot for 8 to 10 cars with alley access. Just across the alley is The Tilghman House parking lot.
Just down the street from Irvin Cobb Hotel and St. Francis De Sales Church. Terms of Auction: 15% deposit day
of Auction; Balance within 45 days – A 10% Buyer’s Premium will be added to the final bid as included in the
total contract price. Preview by calling 270-554-5212. Open house day of Auction beginning at 8:37AM.
